Job Description
Job Summary Under general direction, performs maintenance and repairs of all grounds, building, living units and equipment at TheVillage of Hertiage Point (VHP). Interacts with residents in a variety of ways and settings, including social, recreational,diversional and/or vocational ways.
Responsibilities General Maintenance
Independently performs all functions with little or no supervision. Performs a variety of general, mechanical, electrical and preventive maintenance as well asinspections, servicing, repair and overhaul of equipment and facilities of VHP. Assists in maintaining equipment log for a preventative maintenance program as per manufacturer's instructions. Performs inspections, servicing, repair and overhaul of equipment and facilities of VHP, bothinside and out. Always follows procedures and documentation standards for work performed. Requisitions supplies and equipment as needed in a timely manner. Applies cost-effective measuresin the utilization of materials and time. Prepares work area properly for work to be performed. Performs basic roof maintenance and repair. Performs painting and maintenance projects. Assists with fire and safety monitoring and preventative maintenance. Completes maintenance work orders within the time limits set by the department. Monitors hazardous chemicals. Performs daily rounds as assigned. Immediately reports unusual conditions or problems/situations to Supervisor and/or takes appropriateaction to correct the problem(s). Performs all repairs, refurbishments, alterations, construction, modifications, and routine maintenancein accordance with department procedures or as established by manufacturer, State and Federal code,and/or supervisor.
Grounds Maintenance
Ensures all sidewalks and roads are swept clean of debris following mowing. Utilizes grounds equipment properly. Repairs grounds equipment as necessary. Maintains the walkways, roads and parking areas in a high state of repair. Ensures that debris is removed and proper markings are maintained. Immediately reports unusual conditions or situations and takes appropriate action to correct theproblem. Completes work assignments within the time limits set by the department. Rarely requires supervisory follow-up of work quality. Ensures entrance, walkways, parking lots and other areas are cleaned of snow and de-icedaccording to departmental procedure. Mows and edges lawns. Rakes lawns of excess clippings and leaves.
Performs Advanced Maintenance and Repairs at VHP
Utilizes appropriate and applicable skills, tools and equipment for improvements, repairs andrefurbishing, always following legal and professional standards and codes. Restores resident apartments to "like new" condition in preparation for new move-in. Consistently meets high standards of workmanship.Work assignments consistently are performedaccording to job standards, State and Federal code, and/or Supervisor direction. Completes jobs within the time limits set by the department. Immediately reports unusual conditions or problems/situations to Supervisor and/or takes appropriateaction to correct the problem. Shows good judgment in purchasing and maintaining supplies and equipment to minimize down timeand expedite maintenance and repairs. Notifies supervisor of supplies and materials required for construction projects in a timely manner sothat projects are completed according to schedule and delays are avoided.
Performs Other Duties as Required
Attends mandatory in-services, staff meetings, and actively participates in self-education. Identifies appropriate cases of abuse and neglect and demonstrates knowledge of mandatoryreporting requirements. Maintains required job knowledge. Performs other duties as required.
Knowledge, Skills & Abilities Heavy Work: Frequent lifting and/or carrying of objects weighing up to 50 lbs with a maximum lifting of 100 lbs.
Must possess reading, writing, and math skills, ability to understand written instruction and receive and transmit information. Ability to interpret sketches, drawings, blueprints, and manufacturers'instruction, normally acquired through previous experience. Basic knowledge of electrical, pneumatic, mechanical, and HVACsystems, normally acquired through completion of technical training in one or more of the trades. Interpersonalcommunication skills are necessary in order to maintain cooperative working relationships with coworkers.
