Position Overview: We are seeking a highly motivated, detail-oriented Senior Associate – Real Estate Analyst to join our in-person team. This position supports deal execution, valuations, and strategic advisory services across complex real estate assignments. The ideal candidate is entrepreneurial, coachable, and thrives in a fast-paced, multi-project environment.

KEY RESPONSIBILITIES

 

1. Financial Modeling & Underwriting (Core Focus)

  • Develop and maintain institutional-grade real estate financial models, including pro forma cash flows, IRR/NPV analyses, rent rolls, and project-level sensitivity testing
  • Translate unique deal structures into Excel with clear, layered logic and scenario flexibility
  • Prepare underwriting summaries and scenario outputs that drive investment decisions and client strategies

2. Research & Data Sourcing

  • Source and validate market data from CoStar, municipal records, and title databases
  • Conduct targeted research using primary sources (planning departments, public filings, etc.) to support underwriting assumptions and due diligence
  • Review and synthesize offering memorandums, property brochures, and lease documents to extract key underwriting inputs

3. Deliverables Expectations

  • Convert research and modeling insights into well-structured reports, memos, and executive presentations using Word, PowerPoint, and Excel
  • Prepare visually clear and analytically rigorous outputs for both internal and client-facing materials
  • Maintain formatting consistency and clarity across all deliverables

4. Client & Stakeholder Engagement

  • Support client calls and meetings by presenting financial insights and fielding questions on valuation assumptions
  • Coordinate directly with brokers, title companies, municipal contacts, and consultants to gather third-party information
  • Manage outreach tasks independently, ensuring follow-through on deadlines and requests

5. Internal Collaboration

  • Prioritize and communicate clearly with senior leadership on evolving task assignments
  • Operate with urgency and attention to detail across multiple simultaneous projects
  • Collaborate in a flat team environment, contributing to a high-performance culture where business professionalism is expected daily

IDEAL CANDIDATE PROFILE

 

Required

  • Bachelor’s degree in Real Estate, Finance, Accounting, Mathematics or other STEM, Urban Planning, or a related field
  • Intermediate to advanced Excel proficiency, including formulas like INDEX-MATCH, IF, VLOOKUP, and nested logic
  • Microsoft Office 365 proficient
  • Experience building real estate cash flow models, including partnership waterfalls, and debt.
  • Excellent communication skills and the ability to translate data into actionable insights
  • Detail-oriented and able to manage competing deadlines with clarity and composure
  • Professional presentation and consistent business attire, even in remote settings

 

Preferred

  • Graduate of the A.CRE Accelerator program or equivalent real estate modeling course
  • Exposure to software tools such as CoStar, Argus, Reonomy, Esri, Adobe, or GIS platforms
  • Prior experience working on commercial and industrial real estate, public-private partnerships, or economic development projects
